Here’s why homes are selling quickly and for top dollar.
I’ve talked a lot lately about homes selling quickly and for full asking price, but what kind of behavior are we seeing from buyers in our market? If you’re thinking of selling a home soon, it’s important to stay informed on this topic so you know what might occur once your listing goes live.
First of all, homes are actually selling for more than asking price right now, and a lot of buyers are willing to buy homes as is, meaning they aren’t asking for a list of items to be repaired before purchase. Many buyers are also willing to waive the appraisal contingency. In a normal real estate transaction, the house has to appraise for the contract price, but buyers are willing to forgo this contingency and pay more than what the house is worth. Buyers aren’t being too picky either. They’re happy just to be able to secure homes for their families.
