Here’s why you shouldn't trust Zillow’s Zestimate of your home.

Are Zillow Zestimates accurate? Zillow Zestimates are Zillow.com’s version of a home valuation. Many sellers are calling me and asking whether the number they get from the site is correct, so today I’m sharing the three main reasons why Zillow Zestimates aren’t always accurate:

1. Zillow doesn’t have the most accurate information. It doesn’t have the most precise info about your property. For example, it may have the incorrect square footage, number of bedrooms or bathrooms, or lot size of your property.

2. They don’t account for upgrades. Zillow doesn’t know what upgrades you’ve made to your home, and those things add value. 

3. Zillow isn’t a local real estate professional. It doesn’t know what our local market is like. They simply take a bird’s eye snapshot of your area and compare what they know about your home to other homes in the area that aren’t always comparable. Therefore, your Zestimate could be very low or high.
