There are many reasons why selling a house “as is” is a bad idea.

Today I’ll go over the process of selling a property as is,  and I’ll give my reasons why it’s not a good idea.

A lot of homeowners that I’m meeting with are telling me that they want to sell a property “as is.” When they tell me that, I first ask what’s wrong with the property. Most of the time, it’s not a major concern so I educate them on what repairs are necessary. The roof has to be free of leaks. The heating and the air have to be operational. The house has to be free of plumbing leaks and electrical hazards. Those are some things that come up in an inspection report, and they have to be taken care of beforehand.

I advise clients not to sell as is because if a buyer sees a home being sold that way, they automatically think that something is wrong with the house. They’ll wonder how much money it will cost them, and that deters a buyer from actually coming to look at your house.

You may not get the price that you’re looking for; if you’re looking to sell your home as is, I advise you to find out if the things that are wrong with the house are big issues or not. I would also advise you to not sell a property as is if you can avoid it.
