A few of the most common items that sellers forget to disclose.
What is a seller’s disclosure? In this document, the seller provide written information about known issues that could impact their property’s value, which helps make the process more transparent. There are several different things you must disclose as a home seller, but here are a few of the most forgotten items to keep in mind:
-
Issues with water pressure/quality
-
The age of the roof
-
The age of the HVAC system
“If in doubt, the safest bet is to disclose it anyway.”
-
Whether or not the home is in an HOA, and if so, what restrictions the HOA entails
-
Special assessments, such as when the cost of a community feature is shared among homeowners in the area
If you’re in doubt about whether you should disclose something or not, the best practice is to disclose it anyway. You don’t want to leave out a detail that could lead to a messy legal situation down the road.
